Great Bear takes mega den in Yorkshire

Great Bear Distribution has taken SEGO and Moorfield’s 412,519 sq ft LLP Sheffield warehouse in Yorkshire.

The property which will be the hub of a new distribution network for Great Bear was taken on a 15 year lease at a rent thought to be in the region of £4.50 per sq ft.

The property originally developed by Gazeley boasts 15 m eaves, 50kn per sq m floor loading and 40 dock loading doors as well as a 75m yard. Joint agents were CBRE, CPP, Lambert Smith Hampton and Knight Frank. Legat Owen advised Great Bear.

Great Bear chose LPP Sheffield as the location for its new distribution network in the UK due to its proximity to major motorways, quality of product and size of yard. The company already manages more than four million sq ft of warehouse space and operates a large modern commercial vehicle fleet. 

Gareth Osborn, Business Unit Director for Thames Valley and National Logistics at SEGRO, said: “The deal with Great Bear demonstrates the demand in the market for grade A accommodation and with LPP Sheffield we were in the position to deliver high quality space immediately to satisfy demand.

Rebecca Schofield of Knight Frank, said: “This is a landmark transaction and sees the last unit of this size in South Yorkshire now taken.

“There has been a reduction in the supply of large scale units over the last 12 to 18 months and Great Bear felt confident enough to take advantage of the availability and terms offered to add to their portfolio.”

LPP Sheffield is located approximately half a mile from the M1 junction 34 in the heartland of the UK’s manufacturing and engineering industries and within the Sheffield City Region Enterprise Zone.
